SWACO is seeking a skilled and hands-on Building Maintenance Supervisor to lead daily maintenance operations across our facilities, lands, buildings, and equipment. This role is ideal for a working supervisor who enjoys balancing leadership responsibilities with hands-on technical work.
The ideal candidate is an experienced certified electrician, safety-focused, organized, and ready to support SWACO’s mission through effective facility maintenance and leadership.
Purpose of the Position
Reporting to the Facilities Manager, the Building Maintenance Supervisor oversees the day-to-day activities of SWACO’s maintenance operations—including supervising staff and contractors, coordinating work orders, ensuring quality standards, and completing hands-on repairs and maintenance tasks. This role plays a key part in keeping SWACO facilities safe, functional, and operating efficiently.
Key Responsibilities
Leadership & Operations
- Oversee daily building maintenance, repairs, and ongoing facility projects.
- Supervise building maintenance staff and contractors.
- Conduct regular team meetings and ensure compliance with safety and training requirements.
- Review service requests and determine necessary repairs or installations.
- Ensure strong customer service across all facility support functions.
- Manage operational training and employee development.
Maintenance & Technical Work
- Perform preventive and corrective maintenance on electrical systems (up to 480 volts), HVAC, plumbing, lift stations, and other facility systems.
- Troubleshoot and repair solar arrays, inverters, and photovoltaic equipment.
- Assist with maintenance and service of CNG fueling stations and safety systems.
- Inspect and repair machinery and equipment—including compactors, conveyors, and interactive displays.
- Repair building structures including framing, drywall, roofing, and related components.
- Support renewable and sustainable energy equipment such as EV charging and biogas systems.
- Perform fabrication, cutting, and welding as needed.
Administration & Compliance
- Assist the Facilities Manager with budgeting; manage and track contracts and vendor activity.
- Prepare reports on operations, productivity, and incidents.
- Ensure proper use of the facility Help Desk system for work orders.
- Maintain compliance with PERRP and other safety standards.
- Coordinate salvage and auction processes for SWACO assets.
- Maintain facility grounds, including snow removal responsibilities.
Other Duties
- Respond promptly to emergency calls.
- Maintain cleanliness of equipment and work areas.
- Perform additional tasks as assigned.
Supervisory Responsibilities
- Supervise a team of direct reports and oversee contractors as needed.
- Participate in hiring, training, performance management, and employee development.
- Plan and assign workloads; ensure work is completed on schedule.
- Enforce safety policies and regulatory compliance.
Education & Experience
- High school diploma or equivalent (required).
- Associate degree, trade certification, or electrical license (preferred).
- Specialized training in solar or CNG systems is a plus.
- Minimum of four (4) years of relevant facility/building management experience.
- Experience operating light/medium equipment preferred.
Knowledge, Skills & Abilities
- Strong knowledge of electrical systems up to 480 volts.
- Understanding of solar energy systems, CNG fueling systems, lift stations, and industrial equipment.
- Experience with HVAC, plumbing, and general building maintenance.
- Ability to read technical manuals, blueprints, and schematics.
- Strong diagnostic and troubleshooting skills.
- Skilled with tools, gauges, and diagnostic equipment.
- Experience using maintenance management software.
- Welding and fabrication skills.
- Strong communication, time management, and customer service abilities.
- Ability to respond to emergencies and work under pressure.
- Ability to work independently and as part of a team.
- Must hold a valid Ohio Class A CDL and DOT Medical Card.
Physical Requirements
- Ability to climb, lift, walk, stoop, kneel, and perform physically demanding tasks.
- Regularly lift up to 25 lbs; occasionally 100 lbs or more.
- Ability to work in confined spaces, at heights, and around heavy machinery.
- Visual abilities including near/far vision, color vision, and focus adjustment.
- PPE required: hard hat, safety glasses, high‑visibility gear, gloves, steel‑toe boots.
Working Conditions
- Exposure to weather, heat, cold, noise, dust, odors, and mechanical/electrical hazards.
- Work near moving equipment and in elevated or outdoor environments.
Must be available for emergency response, shift work, and mandatory overtime
